Case Study: Two Campbell Parade Cafes, One Pre-Dawn Cleaning Program

A family cafe group trading two venues on Campbell Parade in Bondi NSW 2026 came to us in autumn 2026 with a problem they had been absorbing for two years: their cleaner was still working when customers walked in. The situation

The main venue sits near the Bondi Beach Pavilion end of Campbell Parade — 110 square metres inside plus footpath seating, running all-day trade from 6.30am. The second site is a 65 square metre coffee and pastry shop further along the strip. Together they turn about 90 covers and a heavy takeaway volume through a summer weekend.

The incumbent cleaner had been booked for a 7am start, which sounded harmless when the venues opened at 8am and became untenable once breakfast trade pulled the opening back to 6.30am. In practice the crew was mopping around customers, the kitchen degrease was being cut short to get out of the way, and nobody had ever touched the footpath frontage or the awning line. The bin store had been flagged at a routine council inspection.

What we found on the walkthrough

  • Grease build-up on splashbacks, cupboard fronts and the floor under the cooking line — a degrease that had been nominally weekly but was actually monthly at best
  • Canopy filters well past a reasonable cleaning interval, with grease tracking down the canopy face
  • Sand packed into the timber floor edges, door tracks and the base of the service counter, being mopped rather than extracted
  • Visible wear pattern on the timber floor at the entry, consistent with grit being dragged rather than lifted
  • Bin store floor and walls unwashed, drain untreated, generating the odour and the council flag
  • Footpath frontage, awning line and external glass simply not in the previous scope at all

The program we built

The single biggest change was the window. Both venues moved to 4.30am to 6.30am with a two-cleaner crew per site, so the work is finished and the floors are dry before the first staff member arrives. On top of that:

  • Nightly kitchen degrease — cooking line, splashbacks, cupboard fronts, floor under equipment
  • Weekly canopy filter clean on a documented cycle, with certified duct work coordinated separately
  • Entry-zone and floor-edge sand extraction with commercial vacuums every visit, replacing the mop
  • Daily footpath frontage and awning-line wash, plus external glass at the end of each visit
  • Bin store floor and wall wash twice weekly with drain treatment
  • Signed checklist per venue and a monthly supervisor audit with photographs

Pricing

Both venues sit in our Bondi Specialist band for food premises and are covered by one agreement at portfolio pricing. Monthly spend rose about 18 percent against the old contract while delivered hours across the two sites went up roughly 40 percent — the previous arrangement had been under-scoped for the trade volume rather than genuinely cheap. Results after one quarter

The bin store inspection point cleared at the next council visit and has not been raised again. Floor wear at the main venue's entry slowed visibly once grit was being extracted instead of dragged, deferring a resanding the operator had already budgeted for.
